Factors Influencing House Renting in Boston
As the capital city and the largest city of Massachusetts, Boston has attracted much
attention for its issue of renting, which is definitely affected by many factors. It is widely
known that Boston has the most educational resources and the highest average educational
level in the world, attracting a great number of highly talented scholars and students from all
over the world. With a large temporary resident population, Boston has been facing the
problem of renting for years, thus makes it a necessity to figure out the factors influencing
house renting in Boston. Two articles are related to this complex issue. One discusses about
the factors that have important influence on the apartment buying decision in Bangladesh
from the perspective of companies and customers, while the other one conducts studies
concerning the demand for student housing at colleges.
In the article“Factors influencing apartment buying decision: an analysis of company
and customer perspective” the authors use the method of descriptive research to analyze the
several factors that influence buying decision. Based on the urbanization phenomenon, the
research firstly illustrates the relationship between the continued growth of population with
the land price in Dhaka city (Mollah, Haque and Pasha, 112). What’ s more, the researchers
have discussed the reasons for development of real estate industry from the dimension of
company as well as the factors for buyers to choose housing companies and apartment from

the dimension of customer. According to the statistics, several factors like lack of open space
and rapid population growth contributes to the development of the housing industry (114).
Also, from the customers’ point of view, many factors including the security, the facilities, as
well as the price of the apartment should be taken into consideration (116). And finally, by
conducting all these investigations, the authors offers advice on this social issue especially for
the real estate business (118).
The other article ,“Demand for university student housing: an empirical analysis”
gives an empirical analysis on the relationship between the student housing demand in
universities and a number of other factors. The authors get samples from more than 1200
universities and colleges in America to study the factors influencing the supply and demand
of on-campus housing. They come to conclusions by fully analyzing the data and discussing
the results (Ong, Petrova and Spieler,141). For example, statistics show that even the price of
student housing increases, it is still lower than the rent on the off-campus houses, which
could be taken as one of the factors that influence the housing renting in the city (148).
In brief, these two articles have illustrated the factors that influence the house renting
in Boston indirectly from two totally different views. The first one focuses more on the
development of the housing industry itself and implies the fact that it is hard to buy a house.
Yet the other article illustrates the point that the demand of student housing has an obvious
relationship with the occupancy of off-campus apartment in universities, which indirectly
proves that the renting rate in universities has a lot of things to do with the campus
environment. To sum up, there are mainly two factors influencing the house renting in Boston
according to the statistical information. One is that demand exceeds supply, which means that

an excess population leads to the shortage of housing and the increase of rental rate. In
addition, the other one is that the demand of college student housing in Boston as well as the
related factors they care about are also connected with the renting issue of Boston.

Factors Influencing Rental Fee in Boston
In the modern society, the rental free has been fluctuating in various parts of the
United States. The fluctuation in rental fees can be attributed to many factors. To identify the
factors, Boston will be used as a case study in this paper. In the past decade, the rental fee in
Boston has been skyrocketing. The purpose of this paper is to identify factors which might
have contributed to increase in the rental fee in this region.
The online questionnaire was created on SurveyMonkey and was published
electronically to the participants via WeChat and Facebook. At the very beginning, all of the
responders in this survey are right living in a renting place in Boston. The amount of those
respnders is 40. From the survey, we can know that female (50%) and male (50%) share the
same percentage in this questionnaire. The majority of responders (70%) are in 21 to 29
years old. Then the survey shows that the population in every house. The biggest part (66%)
in this group is a 3-people house. The rest parts of the responders are 2 people house (22%)
and the person who lives alone (11%). Then it comes to source of income which is used to
pay for rental fee. The majority of the responders (70%) pay the fee by their parents’ help
while the rest of them (30%) pay by themselves. That probably because they have different
social role like international students and people who have already graduated from school and

obtained a job. After that, the survey shows the relationship between the number of rooms
and the rental fee that more function room the house contains, more fee the renter has to pay.
In addition, the survey explores how recreational facilities influences rental. It is clear that
location of property has a huge impact on the rental fee. The properties which are located
close to recreational facilities such as schools, hospitals and gyms are fetching more rental
fee as compared to other properties which are located far from recreational facilities. We can
infer that the closer that renting is to recreational, the more expensive rental will be. It is
interesting from this survey that consumers prefer house which is close to recreational
facilities to help them minimize the cost of travelling to this facilities (Autor et al, 2014). In
addition, the number of bedrooms and bathrooms also influence the rental fees. From the
survey, it is clear that the higher the number of bedrooms and bathrooms the higher the rental
fee paid by the tenant. Moreover, parking space and closeness to lawn facility influence the
rental fee. In that, when there is an ample parking space, the rental fee is higher.
In addition, the Boston Development Authority (BDA) dictates the rental rate. This is
because the authority is responsible for directing where the house should be built, who, when,
and in which city. From the survey, it is clear that the high shortages of houses in Boston
have pushed the rental fee higher. Because most of the responders thinks there is a shortage
of house in their living region. The redevelopment policies by BDA have discouraged
investors to build houses in Boston (Raymond et al, 2016). This has contributed to high
shortages in the houses. The number of pets and shift in consumers’ preferences and taste has
influenced the rental fee. The BDA policies direct that the higher the number of pets and
individual pose, the higher the rental fee must he/she pay. Based on the survey result, over

half of the responders (60%) consider that taxation policy does influence rental. Only small
part of them (10%) thinks it is hard to say. We can infer that policy takes an important role in
influencing rental fee.
In conclusion, the rental fee in Boston is influenced by many factors. These factors
include the location of the property to recreational facilities, number of bedrooms and
bathrooms, parking space, scarcity of houses, consumers’ taste and preferences, taxation
policies, and square footage are the main determinants of rental fee. In one word, factors in
influencing rental in Boston are in a huge number. We should combine all the factor together
to make a decision.
